INTRODUCTION
What are mold remediation costs ?
The most frequent question I get on the phone is , " How much do you think my mold issue is going to cost me ? "
The dreaded answer is “ unless I see the mold growth myself , I have no clue “( of course I say it in a nice way ) .
There are no average costs because every mold situation is different. I have seen mold jobs go from $ 1,000 to $ 30,000. Now if you ask me a residential home average , I would say it ranges between $ 1500.00 to $ 3,000.
But why is the minimum a thousand or $ 1500.00 ?
When estimating mold remediation costs , there are standard procedures in mold remediation if you want to follow IICRC S520 guidelines or state guidelines for mold remediation . Here a few standard procedures that create an average minimum costs for mold remediation .
Trained Technicians - Technicians who are trained to perform mold remediation are paid more than your average cleaning technician . If the technicians that are performing mold remediation in your home or office are not IICRC certified , I would be concerned if the work is being done correctly . As you can imagine the technicians pay increase what is being charged to perform mold remediation . Even if it's a small job ( 1/2 a day work 5 x 5 area for example ) , the technicians need to be paid a minimum amount for the day . That’s just business .
Containment - Containment is a requirement for any size mold remediation project , because without it mold spores will be released in the air as remediation is being performed . Containment is usually the building of plastic walls around the work area where mold is growing . As the technicians are removing mold effected materials ( ex.walls ) , the containment blocks the mold spores from not only flying into the air , but from being a " sucked " up into the air condition system and distributed through out the house or building . Building a containment looks easy and it is. But the professional technician take time to make sure that the containment is secure and that plastic walls are tight and secure to the walls and floor of the house or building walls . .
If the containment isn't air tight and stays air tight through the project , then you might as well not have a containment to prevent mold spores flying through the house or building .
As you can imagine , hours are spent creating a solid containment and therefore the costs build up.
Containment area must be cleaner than a whistle - Well that's just a saying but it does elaborate my point . For a mold remediation to be successful, when the mold remediation is completed and there are no visual signs of mold , then it's the mold remediation technician ‘s responsibility to clean the area of the containment with no visible dust or dirt of any kind. Mold spores can attach themselves to dust and dirt . If the dust and dirt is not removed completely , then the mold remediation is not complete . This type of cleaning is time consuming and again causes the costs to go up .
So you can see that even a small area of mold to be remediated has minimal costs that can cause the minimum charges of a $ 1,000 to $ 1500.00 to at least be understood.
I did not mention the costs of a mold tester or Industrial Hygienist .
